The home is a direct and quick 5 minutes into Livingston for fun nights out in the historical western town, convenient to grocery stores and "town" activities but an easy 45 minute drive through Paradise Valley to the northern entrance of Yellowstone National Park.
SLEEPING:
The master bedroom has a king bed and attached full bathroom with tub/shower combo, large closets and a private door to the deck that faces south and the river and mountains. The second bedroom is "bunk style" with a bunk bed with a full size mattress on top and bottom and an optional full size trundle bed. Additionally is a hall bath with tub/shower combo for this room. All beds have nice linens, extra bedding and extra pillows. There is also a queen size sleeper sofa (brand new) in the living room, linens provided.
LIVING:
Large and open concept living and dining room with sliding door to the massive deck. The kitchen has a huge peninsula for cooking and bar seating. The dining table sits 6 and 6 can eat at the bar as well. The living area has a gas fireplace for the quintessential Montana fire, smart TV with CABLE / DISH tv. The home is stocked with fun board games and when all else fails, take a break outside on the deck or enjoy a cozy fire in the fire pit outside.
PETS:
We love our fur friends and appreciate great dogs and their owners. Please pick up after your dog, keep them off the furniture and report any damage immediately to us. We charge a $200 pet fee and pets must be disclosed PRIOR to arrival and no more than 2 dogs, please. The area is not fenced, so please keep them on property and help us stay friendly with the neighbors and local wildlife.
Guests have access to the entire house and single garage. River views are terrific, but River access is VERY limited and somewhat dangerous. There is a small easement ONLY along the fence line. Guests cannot walk through the neighbors property to get to the river.
Even if you get to the river along the fence, there is a very steep bank that is not great for fishing. We recommend driving less than 1 mile away to the Carters Bridge Fishing Access site for fishing and playing near the river. Please respect the neighbors and do not walk to the adjacent property to the east to get to the river. There is a keyless door lock, so guests can check in after check in time on their own.
Garbage service is not available at this location, there are several places nearby to dispose of your bagged garbage, a map will be provided.
We recommend a car for seeing southwest Montana. You are a lovely 45 minute drive to Yellowstone and a 5 minute drive into Livingston. Bozeman and the airport is an easy 25 minutes west. If you do travel with a bike, there is a nice paved bike / running path that extends just north of the home to Livingston. It's a nice ride / walk and you can see town.

AMAZING!!!
This rental property is PERFECT!! Great location, clean, very nice. Don't let the no A/C scare you off. I'm from Texas and I was a little worried, it's not bad at all. There are ceiling and floor fans. We were gone most of the day and the evenings were cool enough, we just opened the windows, we slept with them closed and it was fine. We were about 50 miles from Yellowstone and Big Sky, and 30 miles from Bozeman. I totally recommend this place. Beautiful view and the stars were amazing. We felt like we were in a planetarium. Thank you for helping us fall in love with Livingston, Montana! The cabin is so cozy and the downtown is so quaint. We felt at home while we are in the middle of an international move to Vancouver, BC, Canada! We experienced a few of the restaurants, fly fishing, Yellowstone NP and even got a tattoo memento to remember our time! Thank you for making morning coffee that much better by the fire while it snowed outside. Excellent place to stay for work and relaxation. Kitchen was large and great for cooking meals. The home is spacious and clean with amazing views to help unwind your day from a near by adventure or work day. The location is close to town and 90, so easy access for work and shopping but situated privately enough to offer exclusive views and isolated meals on the deck. We enjoyed our stay very much - the home is well equipped (and almost brand new) and perfect for our "base camp" while visiting Montana. The view from the home is incredible and the overall location is the best of both worlds - quiet and in the country - but just a ten minute drive from Livingston. We absolutely loved your home!! It was very homey and very well stocked! We loved sitting on the porch each night and watching the river, mountains, and wildlife! It was a great location too! Beautiful house with an unbelievable unforgettable view! The entire house is so well stocked. Great communication from the moment booking. We stayed in August so we had a couple of heat waves and the house did get hot. We did open the windows with screen door but unfortunately the tiny light bugs could get in. I would suggest turn off all the lights in the house or minimal lighting and that would help a lot. We understand we are in nature and it's just part of the equation. I cooked everyday and we had dinner in the backyard and it did feel like a dream. Thank you for hosting us. This place is perfect for relaxing with incredible views and in an ideal location. It truly felt like home! Being only 10 minutes from town, it was easy to grab a morning coffee or dinner out.
